Expanding clay soil? #889963

Asked November 17, 2024, 6:30 PM EST

Hi, lookingvat purchasing a lot for home construction in Charlevoix County, Norwood township. Backhoe excavation 15 yrs ago shows topsoil 1 ft, 1 to 3 feet loam and sandy clay 3-6 ft clay loam. I have read about expanding clay soils in other parts of the country, but wanted to see if this should be a concern in this location. Maps I have seen on internet of Michigan show less likely to have this clay type. What is known about soils in this area? Should I get soil further tested?

Expert Response

I am not aware of this being a common issue, but I will touch base with a colleague to doublecheck. Meanwhile, you can find detailed soil information online at the link below. You can define your property boundary or enter the address to access a wealth of information:

I would also subject you contact the township or county building department. They should know whether this is an issue in their area.

My colleague agreed that you should start with web soil survey. Once you know the name of the soil, you can check to see the suitability of the soil for home construction with a basement.
