magnolia virginiana with brown spots and yellow leaves #877890

We have a mature what I believe to be a Magnolia Virginiana tree. It is losing leaves like crazy. Most of the leaves, even the green ones have brown spots. They then turn yellow and fall. Hopefully you can help identify the problem and suggest a fix because we really like this tree and would hate to lose it. Thank you for any help you can provide.

What a beautiful tree you have. Magnolias have several diseases that could fit the bill from the images you sent.
1. Leaf Spot -which is a fungal infection. This happens when the weather is warm and humid and various pathogen settled on the leaves and begins to grow. Symptoms are brown spots on leaves, leaf yellowing, and leaf drop. One treatment is to apply a copper fungicide spray, repeat. It would be best to remove all the dead leaves to reduce the amount of pathogen in the environment. This seems to fit the picture best.

2. It could be too much water. Sometimes root rot can happen. The first sign will be discoloration and then yellowing of the leaves or turning brown around the edges, and then falling off.
