There is an old and very tall elm tree that is 16 feet away from my house. The roots expanded so much they lifted my walkway and my porch, making the walkway tilted and hazardous. It also very likely broke the water pipe feeding my house last year, causing an expensive repair. Finally I am worried that the roots are too close to my foundation and will damage it eventually. I want to take it down but despite all these problems my HOA will not allow me to replace it with a young and less problematic tree. As an expert, can you confirm that this tree should be removed for the sake of safety and my foundation ? I read online that elm trees have invasive roots and should not be planted less than 20 ft away from a house.

Good evening! Just to clarify, I am not an "expert" in trees. For that, you want a certified arborist (see below link for Treesaregood.com to help you find one). In the below links, I have included information on what can be done about roots as they start to grow and possibly cause damage. The trick is to get to them before they cause damage. For that, you need a certified arborist. Damage can be corrected upon the advice of a certified arborist. If you do have to replace the tree, please get advice from the certified arborist on what type of native tree could be planted in the area.
