Pindo Palm disease #782913

I have 3 large pindo palms on my front lawn that appear stressed and now I notice signs of a possible fungus. Is there something I can treat them with? Also a fertilizer other than palm tree fertilizer? They are beautiful and I would hate to see them die. The one on the far right is the most stresses. Thank you very much. Greetings.  I have a couple of questions.

On the palm on the right (in particular), please examine the base of the trunk ... is there any odd growth that looks like a shelf mushroom?  Secondly, please describe how these palms are irrigated....are there sprinklers that spray both the turf and palms?  Lastly, are the spots primarily on the older bottom fronds ?

Thank you very much for your prompt response. I’m attaching a photo of the bottom of the palm on the right. They do look like shelf mushrooms. They are woody and hard. The other two palms had a lot of growth last year and still look pretty healthy. And you’re right the spots on those are on the older fronds. 
The palm to the right didn’t get any new growth last year. And that’s the one I took a photo of the center of it. As you can see there’s a lot of yellowing. 
The palms are watered by an irrigation line that circles the base. I did think about the turf irrigation hitting the trunk last summer. I tried to redirect the sprinkler head but it’s difficult because the wind blows the water towards the base of the palm sometimes. I hope these photos help. Thanks again. Eileen

Greetings, I suspect Ganoderma Butt rot, which is a lethal fungal disease of palms. The shelf-like mushrooms would be an indicator.  It that's what it is, it cannot be treated and the palm should be cut down and destroyed.  But before that, let's get a second opinion from the disease experts.  I'm sending your photos and history to the Plant Disease and Insect Clinic in Raleigh.  We should know something more next week.

Greetings.  It is suspected Phytophthora (a soil-born fungus).  No treatment for that diseases is available. Please follow the prior recommendations given (discontinue irrigation in that bed, i.e., turn the sprinklers to irrigation the lawn areas, not the bed).  The goal is to dry out the bed as much as possible to deter further fungal replication.
