Does your grass go dormant (turn brown) during the colder months. From your pictures I believe you may have zoysia, a type of warm season grass. It spreads by either stolons (above ground stems) or rhizomes (below ground stems). I would dig up some and see if you have these structures on your grass. If this is zoysia it is usually established using plugs (small clumps) or by laying sod.
