Apple leave disease/pest #753680

I am in Southeast British Columbia, zone 3. We planted a Honeycrisp apple a few weeks back, a new tree from the local garden centre. It now has leaf rollers, but it also shows many leaves with brown spots and a bit of a hairy fuzz right next to them. I would appreciate advice if I need to treat it / how long to wait before treating it / how to treat it.

If you have not followed a spray program you will get leaf spots of various sorts on the leaves.
