I have these two species adjacent to each other and the both seem to be suffering from some sort of disease characterized by the spots and darkening seen in the pictures. Can you tell me what you the problem may be and what I could do to help the situation? Thanks.

The leaf spots are caused by a disease:
It mostly impacts older leaves and the new growth looks fine.
You can cut out the affected leaves if you don't like how it looks. Or you can leave it alone and the plant will look better as it puts new growth on this season.
