Hi I moved to long Island New York this summer, and I have few evergreen trees and buses. one bush already died. A large tree is turning brown and a smaller one is losing its lower leaves. I would like to get an opinion as what I should do to preserve and help these trees. Note that these trees get some water when irrigating the lawn

It's hard to say for certain what's causing the browning as it is a fairly generic symptom that can be caused by many different factors: from soil condition, to insects, to harsh winter dessication or road salt. At least two (and perhaps the third... it's hard to tell from the image) are arborvitae (cedar), which require a fairly alkaline soil (pH of 6.8-7.2) relative to most garden conditions. This could be a factor.
I'd suggest having the soil near the trees tested, especially for pH levels, and perhaps having someone local come a take a look at the general conditions, growing location and so on.
